LOCAL GUIDE · A PRACTICAL GUIDE

A Santa Maria move starts with your plans.

A first home, a sale, or a property you want to improve—each calls for a different conversation. Tell us what you're working toward, and we'll help you sort out the next steps.

01 / LOCAL GUIDE

Home means something different to everyone.

Steven was born and raised in Santa Maria. That connection matters, but your priorities come first. Before we send listings, we want to know how you use your home: where you need to be each day, what space you're missing and which costs you're comfortable carrying.

Bring a short must-have list and a separate wish list. A spare room you need now belongs in a different category from an ADU you might want to add later. Keeping those two lists separate helps us compare homes without treating future possibilities as features already included.

02 / LOCAL GUIDE

Selling here? Start with the right comparisons.

A nearby sale can be useful without being a direct match. We look at the property's condition, layout, improvements and timing before using it to support a suggested asking price. A recently updated home and one needing substantial work shouldn't be compared on square footage alone.

Before spending on improvements, walk us through what you've already done and what still needs attention. Photos, receipts and permit records help us understand the work. Then we can discuss what to address, how to present the home and when you'd like to move.

03 / LOCAL GUIDE

Put the address ahead of the ADU idea.

If your Santa Maria purchase depends on creating rental space, bring that up while we're evaluating the property. Start by confirming the parcel's jurisdiction, existing improvements and the professionals who need to assess the proposal. A large yard is a reason to investigate, not a completed feasibility review.

The City's Building Division provides building and preapproved ADU information. Ask staff what is current and what a particular site requires. We can help coordinate the property and project conversations while the relevant professionals answer design, construction and lending questions.

04 / LOCAL GUIDE

What to bring to our first conversation.

For a purchase, bring a listing you like and one you ruled out; the difference often tells us more than a long checklist. For a sale, bring your address, desired timing and recent improvements. For an investment, bring the proposed use and the questions you haven't resolved.

We can work through the search, sale or investment plan with you. You don't need to have every answer before calling, and you don't need to make every decision in the first conversation.
