SELL · A PRACTICAL GUIDE

Your home deserves more than an online estimate.

If you're thinking about selling, let's look at the property, the recent sales and the decisions behind a realistic asking price.

Bring the number you have in mind.

You may have an online estimate, a neighbor's sale price or a number you need for your next purchase. Bring it to the conversation. We want to understand where you're starting, then work through what the available evidence supports.

An asking price is a marketing decision, not a promise about what a buyer will pay. We'll explain the reasoning behind a recommendation rather than agree with a number simply because it sounds good. You should be able to ask why a particular sale belongs in the comparison.

02 / SELL

Not every nearby sale is a useful comparable.

Location, size and condition help us choose relevant comparisons. Layout, improvements and timing can also explain why similar-looking properties sold differently. The National Association of Realtors' pricing guide explains the role of property characteristics and recent comparable sales.

We can put the strongest comparisons beside your home and discuss the differences. If the best available sale has an extra living space or a very different renovation level, we'll flag that instead of pretending the match is exact. A price-per-square-foot calculation alone can leave too much out.

03 / SELL

Separate what you spent from what buyers may value.

A renovation receipt tells us the work cost money. It doesn't establish how much a buyer will add to an offer. Bring a list of updates, approximate dates and available records so we can understand the improvements before deciding how to present them.

If your home has an ADU or converted space, documentation is particularly useful. We need to understand what exists and what is known about its status. Potential income or future expansion shouldn't be presented as a settled fact just to justify a higher price.

04 / SELL

Use a price range to make the next decision.

A useful pricing conversation should help you choose what to do: prepare the property, investigate an issue, list on a particular timeline or wait. It should also make clear what could change the assessment as new comparable sales or property information become available.

Tell us when you'd like to move and what comes after this sale. We can discuss the asking-price strategy alongside preparation and marketing. If you need an estimate of sale proceeds, we'll separate expected expenses from the sale-price discussion rather than treat the two numbers as interchangeable.
