SELLER GUIDE · A PRACTICAL GUIDE

Give buyers a reason to look closer.

Strong media should make your home memorable and understandable. We build the presentation around what the property offers, then make it easy for interested buyers to take the next step.

01 / SELLER GUIDE

Choose the story before the camera arrives.

Walk us through the home as if we have never seen it. Which space gets used most? What improvement changed the way it lives? Where does a photograph need a second angle to make the layout clear? Those answers help shape a useful shot list.

We include high-quality photography and video in the selling approach. The goal is to put real care behind the marketing, with accurate images and a sequence that helps buyers understand the property. A dramatic opening shot matters less if the rest of the presentation leaves basic questions unanswered.

02 / SELLER GUIDE

Make preparation serve the presentation.

Before the media appointment, identify what needs cleaning, clearing or fixing so the camera can show the home well. Keep this separate from a major renovation wish list. We can discuss which changes would improve the presentation and which would delay the launch without a clear purpose.

The National Association of REALTORS® describes photography, staging, showings and pricing as parts of a broader home marketing strategy. We'll work through the combination appropriate for your property, including your schedule and how you plan to live in the home while it is listed.

03 / SELLER GUIDE

Build a path from attention to a showing.

A listing video and a full photo gallery have different jobs. Video can introduce the home and its flow; photographs let someone pause and examine individual spaces. Both need clear property information and a straightforward way to ask questions or arrange a visit.

We'll discuss where the listing will appear and how inquiries and appointments will be handled. Marketing choices should be agreed before launch. If access is difficult or important information is missing, more views alone will not solve the problem. Buyers need a practical next step after the first impression.

04 / SELLER GUIDE

Review the response, not just the view count.

After launch, we look at what inquiries, showings and buyer comments are telling us. Repeated questions may point to missing information. Showing feedback may reveal a condition concern. Limited interest can call for a closer look at presentation, access and price together.

We won't treat every comment as a reason to change course, but we should be able to explain what we are seeing and what we recommend next. Bring us your address and desired timing. We'll start with a marketing conversation grounded in the home you actually have.
